Council Approval: What you need to know

The most common question we get is: will I need council approval? The honest answer is: it depends on your state and how the home is classified. Here’s a plain-English summary:

  • In NSW: approval via a Complying Development Certificate (CDC) is available for homes on properties over 450sqm. CDC is faster and cheaper than a full DA — often approved within 20 days.
  • In QLD: keeping the home connected to fewer than five plumbing fixtures and locating it close to the main dwelling may allow it to operate without full DA.
  • In WA: granny flats under 70sqm meeting setback requirements may not require council approval.
  • In all states: keeping the home on its trailer (wheels down, not fixed to a slab) gives you the best chance of a caravan/relocatable classification — which typically carries the lowest approval burden.
